28 Staging LLC

How It Works

Our Process

Four simple steps from consultation to sold.

01

Consultation

1–2 hours

We start with an on-site walkthrough of your property. We assess every room, discuss your timeline, and build a staging plan tailored to your listing price and target buyer.

  • In-person property walkthrough
  • Market positioning discussion
  • Custom staging proposal
  • Transparent pricing — no surprises

02

Design & Sourcing

2–5 days

Our design team selects furniture, art, and accessories from our curated inventory to match your property's style and the current Seattle buyer aesthetic.

  • Room-by-room design plan
  • Furniture & décor selection
  • Color palette coordination
  • Inventory reserved for your dates

03

Staging Day

1–2 days

Our crew arrives and transforms your property. We handle everything — delivery, setup, styling, and final touches — so you can focus on preparing for your listing launch.

  • Professional delivery & setup
  • Full furniture installation
  • Art, accessories & greenery
  • Final styling walk-through with you

04

List, Sell & Move Out

30-day rental

Your home goes to market looking its absolute best. Once it sells — or at the end of 30 days — we return to remove all staging inventory. Clean, fast, and hassle-free.

  • Property listed with staging in place
  • Flexible rental extension available
  • Full removal after sale or 30 days
  • No damage deposit for standard packages

Frequently Asked Questions

How far in advance should I book?

We recommend booking 1–2 weeks before your desired staging date. For rush turnarounds (48 hours), we offer a priority fee — contact us to check availability.

Do I need to be home during staging?

No. Many clients give us access via lockbox or agent. We coordinate everything and send photos when the staging is complete.

What if my home doesn't sell in 30 days?

We offer weekly rental extensions at a flat rate. Just let us know before the 30-day mark and we'll keep the staging in place.

Do you stage occupied homes?

Yes — occupied staging is one of our most popular services. We work around your furniture, declutter, and restyle to make your home show-ready.

What areas do you serve?

We serve the full greater Seattle / Puget Sound area including Seattle, Bellevue, Kirkland, Redmond, Bothell, Renton, Issaquah, Sammamish, and more.
